 Not as advertised!!
So many problems.1 - “The internet works about 30% of the time” (this is a DIRECT quote from the guy who checked us in!). When I finally did get the internet to work, it took forever to load, which was impossible to use for work. When we discussed it with the manager, she said “there are bars, so it works”...even though she was literally standing there watching my ipad NOT load a website!! I am an independent contractor and need to do business on the road; it was impossible to do here, even though they advertised wifi. 2 - Upon arrival, I went to take a shower and there was no hot water! The employee at the front desk said to run it for 10 minutes to let it warm up...it never did. I was exhausted from traveling, so did a quick rinse with the cold water and called it a night. The following day, spoke to them about it again and they said they would get someone “on it” right away. We left for the day. When we came back, it still wasn’t hot, but it was warm-ish. Enough not to freeze when taking a shower. I spoke to them again the following morning and he said “it’s because of where you are located in the building; the boiler is on the other side”...WHAT?!!! So, on the third day, I had to pack up all my stuff and move to the 3rd floor and down the hall, to be closer to the boiler!3 - The first morning, for breakfast, I got yogurt and fruit...I found a piece of plastic in my granola! I showed the waiter and he shrugged his shoulders and brought the bill! 4 - In a very bad part of town - not safe to go out at night.5 - Manager extremely unhelpful. When I explained all of our troubles, she just kept repeating “there are no refunds”. Then, she offered to sell me a discounted ticket to their beach club for all of our troubles!! Hahaha, what a joke. Worst customer service I’ve ever experienced and dishonest advertising. Pros:Mario tried to be helpful, unfortunately he couldn't because nothing worked. He was very apologetic, but there was nothing he could do.

 Regular hotel
This is a budget hotel, 25 usd for a night, has there own pool and parking, is located in Cancun city so that mean no beach nearby, rooms were clean, and service was ok, if you took a taxi from airport here it would cost around 30 usd, neighborhood looks kind of scary but we only stay one night so I can not assure if is secure or not, but overall for the price is a good hotel.

Overall not a bad package, tucked out of the way and a reasonable price.
If your looking for a quaint/quirky and tucked out of the way from all the hustle and bustle of Cancun then this is the place for you. The main reason that I booked the hotel was that it seemed good valve for money compared to most of the other hotel options. The site that I used to book (hotels.com) showed the price to be dropped by at least 40% I think. This resulted in a price per night of around 15GBP. The hotel is pretty good all rounder however it is somewhat tucked out of the way in what seems to be a residential area, which in itself seems ok, you shouldnt be intimidated by the street art/grafiti on some of the walls, quite impressive if you ask me. Its only a 5 minute walk from a couple of main roads that pretty much will have all that you need, including a mall, Mcdonalds, convieience shops and a couple of markets. There is a bus stop 5 minutes walk away that will take you to the hotel zone that cost around 10 pesos and takes about 20 mins depending on the traffic etc. The hotel staff are friendly and helpful and speak good english. The rooms are nice and the beds are comfy and clean, I had two doubles, the air conditioning and the tv worked well. The only thing that didn't work so well was the hot water for the shower, I would say at most that it was luke warm, I did ask at reception about this and they advised me to let it run for up to 15 mins to let the hot water come through, I did try this and nothing much seemed to change. The resturant is pleasant and the waiter is attentive, the food was ok but at times didn't blow me away, this could have been because I wasn't entirely sure of what I was ordering untill it arrive at my table. The pool is small and you can smell the chlorine, however it is nice and not busy from what I have seen, It's open quite late too and is nice to have a dip after a hot day out.The hotel has a tour provider who is pleasant and friendly, I can't help but think the prices are a little dear, however just do a bit of haggling and there should be some room to manover. Most of the tours will provide lunch and will collect you from the hotel. They gave me multiple wifi codes and passwords, the wifi was pretty good in my room and downstairs by the pool and resturaunt. I simply logged into the wifi with the best signal and this one seem to work pretty well for the duration of my stay.

Sometimes you get more than what you pay for
Nice spot. We did our tours from here. Gone all day and just needed a clean safe place to lay our heads .We had a rental car, the hotel had ultra secure parking in courtyard . Neighborhood is intimidating but I never felt unsafe driving around . Most streets have no names, so get a cell phone and use your GPS. I read how others had a hard time finding it, but I had no problems. Service in restaurant was lack luster. We started going to McDonald's up the road . Super fast, cheap and on par with most breakfasts we found. The desk guy was great! (3-11 pm) completely fluent, personable and straight with you . Had a few nice conversations with the cat (Holla Mario ) Rooms are clean and comfortable. It is no Ritz, but at $26cnd per night (3rd party online; $37 cnd walk in) we saved $100's . Then off to the beach resort for the last 3 days. Beach , pool and margaritas.......HAZA!

 Cucaracha? Yes, please!
Even if you are not looking for something special, this hotel could be your nightmare. We had a 3 days reservation, but we left after only one night. The hotel is situated near the city center: just stray dogs, manky cats and garbage. No wi-fi in the rooms. At the hotel restaurant, the waiter makes you feel like you are annoy him. If you want to have a shower, you have to wait for 10-20 minutes before hot water flows. We told twice the receptionist our window was broken but ... nobody rapaired it. So, when we saw a beatle running throughout the room, we understood it was time to leave. As the guide-books suggest, if you wanna have a nice experience in Cancun, you have to choose "zona hotelera" for your stay.

Cheap and better, much better than it looks!
The nearby neighborhood of the hotel is a bit scary, they will tell you that even at the reception desk right at the check-in, something like: do not walk in the night, you could be assaulted! When you hear this, you want to change the hotel right away. However, if you are there with a car, or want to use the cab all the time, there is absolutely no reason to worry. Centrally located, safe with the front gate that closes in the evening, clean, cheap, solid restaurant and good service make Hacienda de Castilla excellent value for money. Short: if you're a budget traveler, this is your choice, even if you are a woman - as long as you have a motorized transfer to and from the hotel assured. For a group of men, it'll do even without a car.Additional note: a bit difficult to find, use GPS and study carefully Mexican street addresses.

 Modest but good
We were travelling with a small dog (extra charge of $100 pesos)and had a layover in Cancun before travelling to Merida. This was one of very few options. The place was clean, bedding was old, pillow cases especially. There was no hot water to speak of, even though we let it run for a long time Still we made it work. We ate at the local restaurant. Guacamole was really good. Prices were good. Neither my husband or I enjoyed our breakfast...

Best deal in Cancun for the low price
I came here not knowing what I was going to get. I was initially attracted to it by the low tag and at the end I stayed for three weeks. I found immense value, due to the cleanliness of my room and the overall caring of the Staff. They truly care about their guests. They will take care of you, all the way from the house keeper to the general manager, Diego provides a carefree atmosphere.Although the location it's some how dangerous, I always felt safe. There is a restaurant as well, which I found very authentic and delicious Mexican food.I highly recommend it, as for myself I will definitely come back

 Good value
Initially, I thought the Hotel would be a disaster. Maybe my room was musty because it had not been used/cleaned recently. Anyway, staying longer the room was kept very clean for the rest of my stay and even though there was nothing remotely new about any of the facilities, it was a comfortable place to stay for a while. The location of the Hotel is certainly not for those expecting a beach holiday. Other reviewers have correctly pointed out that is is located in what appears to be a downtrodden piece of real Mexico. This may be an advantage to those who do not want to be sealed off from the realities of ordinary peoples day to day existence. If you visit the Hotel zone (You will need transport) there you will see another world of conspicuous consumption. (It's great!)So if you come and stay at this Hotel you will be able to mix your stay with downtown Cancun, (Which appears huge) and trip out to the Caribbean as a sort of double centered Hol.If your expectations are set too high, beyond maybe a good Hotel base to get out and about, you will be disappointed.

Just an Over night pit stop
Clean Comfortable, Decent food, far from the madding crowds , but borders a poor run down locality. We came in at lunch time and left at 4 the next morning. Decent bar and a sweet little pool that our granddaughter loved

 Ok for one night
Very basic hotel. Beds not very confortable and shower/bathroom very old but ok for just one night. Water fountain where you can get water and fill bottles up in the hallway.. There was a pool but it was a bit murky. Prob would not put my head under if you do swim in it. Breakfast was at a sister hotel a couple of doors down. Again basic but quite good. There was a few restaurants around and a supermarket within walking distance. If you are looking for somewhere cheap for a couple of nights, I would recommend this place but not for a long stay.

Very inexpensive hotel and very very clean.
Includes air conditioning and a nice shower. Provides room service from their small on-site restaurant. If you don't need to be on the hotel strip or on the water, this is a good place to stay. Situated in a very poor neighborhood. However, taxis available at front door and very close to bus stops and Tulum Avenue.

 Excellent price, reasonable budget accommodation
This is an older budget hotel. The wi-fi doesn't always work, and some of the towels are threadbare. There is a restaurant, which is ok, though minimal offerings. One night we stayed here it was quiet and staff was very helpful and everything was fine. The second night it was super loud, and management did not do anything about the very loud guests in the pool area or the guest with the barking dog. Wi-fi was not working the second night except in the lobby. There is a secure area to park your car, and the hotel seemed safe enough. Overall, reasonably clean though older. If you are after a budget place in Cancun, it's alright.

Watch your belongings in this hotel
I have a very bad experience in this "hotel". I have booked a room through a travel agency for 3weeks(worst mistake I have ever made) and after a few days I went on a trip around Yucatan with a rental car. I have informed the hotel that I will not be here for some days and that i have left some of my clothing (mainly winter staff for the return) in the room. When I came back everything was removed, say:stolen. I was told that it is my problem that I should have kept everything in the hotel security box. From my neighbour I have found out, that my room was rented out to other people while I was gone. I travel my whole life around the world, but I have never heard such a nonsens that you have to put even your clothing when you leave your room in the security box. The manager did not show me how to stuff the winter jacket in a security box.I had to go to the police to get a police report. On top of this the hotel is very, very noisy, wifi is falling down all the time, hot water only if you are lucky and I was not lucky many times, noisy old AC. The neighbourhood is terrible, dirt on the streets, biting dogs on every corner, prostitutions around. Shortly:Stay away from this place.

 Worth It!
for $32 USD per nite, this was not supposed to be a luxury hotel.Location - Just off the main boulevard, Tulum Ave, easy access to bus and taxi; residential. Walking distance to Market 23 - great place to eat and do some shopping. Can even walk to Market 28 ( easier to take the bus), the other shopping area for trinkets and souvenirs.Amenities - water was HOT, beds were clean but not comfortable, TV worked, WIFI did not. Those on a budget will really appreciate this hotel. No elevator, so be prepared to haul your bags up/down. Currency exchange right at the corner of the boulevard (can be crowded, tho!).For a short, budget-friendly stay, you really can't beat Hacienda de Castilla for value!

 Old Hotel - nasty neighborhood
I booked myself into this hotel for a week - and stayed one night. The hotel is very dated. My room smelled funny and the sheets and towels, pillow cases etc. were all so old and worn it was terrible. The restaurant was very good I will say. The neighborhood was downright nasty. Picture trash covering the streets, dozens of dogs and dog feces on the sidewalks around the hotel. We walked around the area a bit to familiarize ourselves but it was so dirty and nasty we went back to our room and left the next day. To be fair, if you are on a tight budget and can ignore the neighborhood it is an "ok" place for a night or maybe two.

 Bad wifi
Very Bad wifi connection. Rooms are OK and they are clean. Very close to the ADO Busstation and market28. At the pool the air con from the neightbour kills every silent second. Food is OK but not more.

Good sleep for just one night, friendly staff!
Quiet location, near the ADO-busstation and shops where me and my husband only stayed for 1 night. Friendly guy at the reception desk and good food in the restaurant for diner and breakfast. Enough choice, good price! Rooms (with airco!) and the bathroom is ok. The pool itself is tiny, but perfect for a refreshment. The terrace, reception and poolarea in need of refurbishment: poor decoration and poor ambiance.

 wifi infrastructure can be improve
Pro- Budget place.- Room is pretty clean. I stayed here for entire week, cleaning staffs does good job. - Close to local culture, this is a plus for me personally. If you are all inclusive resort person, this is not for you.- I don't speak Spanish, I find staff are friendly.Con- Can be little challenging to find, even for locals.- WIFI infrastructure can be improved. What others said here about wifi are mostly true. PS. You may want to get your own data plan..

 Would not stay there again.
A little disappointed with this hotel. They said there was wi-fi and they gave you the codes, but it didn't work. You go to front desk to let them know and they give you a "secret" code that only works in the lobby area. Even that did not work. Got up at 7 and went down foe some coffee. No such luck. No coffee available. The rooms were clean but furniture was really dated. It does look like they are trying to update this hotel, but it is going to take awhile. It is an ok place to spend a night or 2 , but I wouldn't want to stay longer than that.

Decent hotel if you need a bargain
A bit run down and could use some refurbishing. That said, it is clean, the bed was firm and the air conditioner and television worked fine. The wi-fi was sufficient for FaceTime. The bathroom was clean and shower temp was the same as the air temperature. In other words, it was not hot. The pool water was cloudy and needed chemical treatment, I think. As another reviewer pointed out, there is no elevator and the hallways are not air conditioned. Avoid the lower floor if you want to avoid funny smells. Also, ask to see the room before checking out. Perfect for adventurous and budget minded travelers.

 Stay at Hotel Hacienda...
Brilliant hotel! Would definitely stay again. Getting here was deceptive as it's down town Cancun but the hotel is nothing like the area. A nice, welcoming and very helpful atmosphere awaits, clean rooms with air conditioning that works and the cleaner is a master at towl animals and making your stuff look tidy! Plus dead cheap. Easy to get into town and all Cancun has to offer.

 Well worth the stay
Great staff, willing to help with every aspect of your vacation! Don't let the neighborhood scare you off, this hotel is safe and well equipped with all of updated amenities. My wife and I were pleasantly surprised at how nice the hotel is. The only bad thing was, no air conditioning in the corridors or restaurant. The breakfast was really good and was included in my room booking. The pool and surrounding areas were nice and clean. If you want to see Cancun without all of the high prices and stay within the city limits at a nice hotel, this is the one. Can't wait to go back!

 Great staff, average rooms
Upon arrival the hotel could not find our booking as we had booked the night before, however this was quickly sorted once we showed them our confirmation email. The staff were very friendly and gave us cold bottles of water when we were heading out to the beach which was nice. The wifi did not work in the room at all but did work in the reception area. The rooms were quite shabby, the bathroom door barely closed. There was a lot of wear and tear and the walls could do with a fresh lick of paint. We got the bus to the beach which costs 10.5 pesos each and took about 15minutes. The bus stop is only a few minutes walk from the hotel. For the price this hotel is ok and was fine for one night.

Just What You Need For An Unbeatable Price
We stayed here for 8 days on our visit to Cancun and have no complaints. I read other reviews prior to booking so I was well aware that I was not going to be at a 5 star joint in the best part of Cancun. If you are an adventurer who sees a hotel as simply a place to sleep, this is the cheapest, best deal around. It is in the downtown zone, NOT hotel zone, so don't expect a quick walk to the beach or night scene. It is about a 15 minute taxi ride to the hotel zone, and I would venture to say it would cost 200 pesos or somewhere around there, though we did not need one. We loved staying in the downtown zone, this area had more authentic places to eat and good shopping as well. There is a mall just up the street where you can find anything you need, it has a large grocery/department store (think super walmart) called Soriana. It is a blue collar neighborhood and looks sketchy but after a day I was used to it, and I never felt unsafe. People are very friendly. Staff at the hotel was very helpful. Restaurant was decent and pool/area clean (though on the small side). Flat screen TVs with multiple english channels (good channels, like all the popular sitcoms and good movies) and EXCELLENT working AC. WiFi was not so great but I did not spend much time using it. I would recommend this place if you are planning on going on excursions and/or generally don't demand much of a hotel room. I am totally satisfied with our stay there for such a cheap hotel. I would stay there again.

Will definitely return - wonderful stay!
Excellent staff; clean room; great air conditioning; hot shower; nice flat-screen TV; comfortable bed; quiet nights; good internet connection; beautiful and spotless pool; safely gated and enclosed parking - all at an unbelievably low price. If you need a place to stay in Cancun, there's no reason at all not to choose this hotel. It's not a neighborhood you want to hang out in outside the gates, but it's just real Mexico and we felt perfectly safe walking to the convenience store nearby. The hotel served our every need as we were not in town for vacation. Even if you were, this could be a good base of operations if you have a car, take taxis, or don't mind walking a few blocks to bus routes. The room is slightly worn (probably from excessive cleaning!), the showerhead was a little funky (but provided several good hot showers for 2 people) and my only real complaint is that the room door did not seem secure. It definitely locked though and our belongings remained safe any time we left the room. The Hotel Hacienda de Castilla is a nice little oasis in Cancun Centro (nowhere near the beach, so don't expect it to be) and I would recommend to any practical and frugal traveler!

 Hacienda de Castilla
You get what you pay for...Bad: Wifi was terrible, with connectivity going in and out, the night clerk was unhelpful and unfriendly to the point of arrogant rudeness, there were power tools in use during the day just below my room for much of my stay, there was a power-out for several hours, the restaurant food was not very good and always cold, the area is not unsafe but far from everything if you don't have a car and difficult to find, no hot water.Good:Very reasonably priced, Roberto, the day-clerk was always cordial, helpful and friendly, the bed was comfortable, the TV was new, modern with lots of channels, free parking, good air conditioning (when the power is on).

 Horrible experience
I booked this hotel as part of my vacation package from Expedia. The location is hard to find and the surrounding looks like a place of refugee. You don't want to walk outside in the evening. The hotel is cheap so the facilities are fine for the price. However we found out there's no hot shower in the hotel and asked if there's any hot water. The first time the front desk told us not at all. The second time another guy at front desk said their hot water switch broke down. Clearly someone was lying. It's hot and sweating in Cancun. Hard to not have hot shower. We checked out the other morning. Both the hotel and Expedia refused to admit it's their problem and refund me (because when you book the vacation package you pay full amount). Also even they said free wifi online, there's no way to connect both our phone/computer with the wifi. We ended up spending $100 for a crappy hotel. Won't pay full in Expedia and go there anymore.

You get what you pay for...
Have you ever wanted to know what $25/night in Downtown Cancun will get you? Book this room. My wife and I stayed here for one night following a week at a posh all-inclusive place in Playa del Carmen. The difference of airfare from one day to the next was sizable, so we decided to book a room downtown, and leave the next day. We weren't looking for anything ultra-lux. Just a place to crash before we left town the next morning. MOST of what you will read is true. No, it's not in the best area of town. Yes, there are random people walking on the street after dark - kids included. This hotel is located among the local population. Were there dudes hanging out on the corner with beers, yes. It's in a Mexican blue-collar part of town. No different from anywhere you might find in the US. Ate the best tacos I've ever had in my life at a hole in the wall a block away. However, the room was clean, the staff were nice, and the bed comfy. The TV worked, as well as the air conditioning - a bit cold for my wife, but fine by me. It had one setting: on or off. The bathroom was clean and there was no "dirt water" coming out of the faucet in the sink. Hot water for the shower did take a bit, but once it got there, it was nice and hot. Bottom line: Kinda sketchy if you're not comfortable with working class Mexicans and the culture. If you don't speak fluent Spanish, don't stay/go to this part of town. This is the Cancun you will never see on TV.

 Bad... Or is it terrible
Yes, I understand it's a budget hotel. Yes, I understand it's not a 5 star hotel... Here are MY facts:If you want to save money this is not the way to go; you will end up spending a lot on taxis since it's (very) far away from anything nice or beautiful. There's no hot (or even warm) water... so showering it's very bad.The area reminds me of the vietnam war (I'm young, so I'm just referring to the war in movies). Not just because everything around it look poorly maintained or destroyed, but also because of all the prostitutes in the streets at night time. The food in the restaurant is not good... you can find really nice Mexican food pretty much anywhere else... and cheaper. It's not all bad, the staff is ok.

 " Good Hotel "
We spent 3 days, very clean, everything works perfect , Wi-Fi, clean towels, small pool ok, food so good and staff so friendly.""""" inconvience"""" is the location , good to walk until 7pm after that, need taxi. Also need to install elevators. It is hard that you need to bring your luggage using stairs. Good for the price that we paid ...

 Horrible
Bad location, terrible quality for what it's advertised. Dirty and used up towels and sheets. Wi-fi doesnt work. Dirty shower. Found a hair inside the bed (not the ones that belong to your head.) Got this as a bundle in Travelocity and don't recommnend it. Stay in Playa del Carmen if possible, it is better than Cacun if you are not planning to party.

 Good price, bad location.
We were a group of 5 arriving late into Cancun, traveling to Playa del Carmen the next day. Secured this hotel for one night based on price. We got what we payed for. The location was questionable, even the cab drivers were surprised when we told them where we were going and/or didn't know where the place was. Granted, we had no time to truly explore the surrounding area but at night we didn't feel safe walking around at all. I would not stay here again although the rooms were clean and the staff nice. Also, the bathrooms smelled very badly of sewer and none of us showered because of the disgusting smell.

Best Deal for the $ in El Centro
I stayed here for a couple of nights for around $22 U.S a night. Room was large, clean, good A/C, TV. Bed was comfortable, staff was very ice. The property itself is in good shape, the neighborhood is a little shabby, however it's relatively convenient. 10 min walk to El Centro, 15 to the ADO. Lots of cheap restaurants nearby, and cheap taxi to about anywhere you want to go. If you are looking for basic, inexpensive accommodations, It's hard to beat!

 Budget Friendly
I booked Expedia's 3-star "hidden hotel" and was booked here. Even though I wanted to stay downtown I was initially concerned because it's not close to anything - restaurants, shops, transportation, etc. I decided to treat it as an adventure and walk as much as possible - 10 minutes to catch the bus, 20 minutes to the Isla Mujeres ferry, and so on. There are also taxis on hand if you don't feel like walking. There is a simple restaurant on-site with good, inexpensive food. The wifi is decent, although it did cut in and out occasionally. I shower at night so didn't experience the cold showers others have mentioned. The staff spoke enough English that communication wasn't an issue. I, a solo woman, never felt unsafe walking around the neighborhood. But I will admit I didn't walk after dark. I'm adventurous, not stupid. I can recommend this hotel for those who are on a budget, adventurous, or don't mind not being in the middle of everything.

 Good Budget Hotel
This hotel is in Downtown Cancun about 7 miles from the Resort hotel & beaches area. Taxi costs 120 Pesos to beaches but coming back taxis will charge 200 Pesos to leave resort area. You can walk to main road & take the RR-1 (Route 1) bus 9.5 Pesos one way to the Resorts/beaches this same bus will take you back downtown. Plenty of inexpensive restaurants downtown. This is a nice quiet hotel, no frills, has onsite restaurant & bar (Did not try) and swimming pool. TV, strong Wi-Fi. The beds are kinda small & hard mattress but locals are short people...so. Downtown area is safe to walk around at night because there is plenty of people walking around. Only two issues, one the daily room rate is $30.00 day, Hotels.com charged me $55.00 day so will be calling them about this also there is no hot water, just lukewarm so had to take quick showers. Frontdesk people are nice & there is usually a few taxis waiting outside...good hotel for budget minded travelers.

 Amazing Value, Big Clean Room!
This place is probably the best value in Cancun. It's about a 10 minute walk into town but the bus in is just minutes from the hotel door. The staff is kind and speaks very good English. The pool area is beautiful and the restaurant serves up delicious breakfasts with smiling service. The room is a beautiful midrange room for budget hostel prices. Great Value!

Extremely difficult to find it if you drive in Cancu Downtown
Pro:1) Friendly staff2) Free wifi, free computer in the lobbyCon:1) We spent 2 hours on the road to find this hotel. The address appears in Google map is not accurate, we follow the map, but failed to find it. I suggested Expedia list the accurate longitude and latitude.2) We also use iPad/Android navigation app called Navigon to search for the hotel name, as well as address, but nothing found. So I am just curious how other people find it.In summary, we drove in Cancun Downtown, spent 2 hours, asked 5 local people (including 3 staff from other hotels, who can speak English), and eventually we found it in the middle night.3) Nothing interesting nearby, if you are going to the best beach, you will need 20 mins taxi.4) No hair dryer in room and even the whole hotel.

 better than motel 6
Only stayed one night between flights. Friendly staff. Slow, but working and free computers in lobby. Close to ADO bus station for 15 minute walk during the day. Otherwise negotiate a 25 pesos taxi ride from ADO. Slummy area of town. Take a flashlight for night. Just a basic room. Clean and quiet. I opened window to get fresh air rather than use air-conditioner. If safety is of concern, ask for a room away from roof access. Work was in progress at hotel (until about 10 pm) so some noise down the hall. Pool is cold and very small....no way to swim and no ambience for sitting around relaxing on the couple of plastic deck chairs. Picture of pool is misleading. I gave it 4 and not 3 stars because it is cheap for Cancun. I got it at Xmas time for under $45.

Good hotel but too many disadvantages - Short stays fine, long stays avoid
I stayed here for one night before my flight out to Cancun. I didn't go back to IBIS where I was disappointed. I chose this as this was the cheapest on Hotels.com.I was welcomed well to the hotel by Tania. The room was also clean and comfortable. The bed was a little rough. The AC worked fine. Soon after my check-in, I was told that they only have the safe available from Monday-Friday as the guy who works there doesn't work over the weekends. What a bummer. I like to put away my passport etc. into the safe. I risked it and left it with the front desk and luckily got it back when I returned from Islas Mujeres. The neighborhood is a middle-class working Mexican neighborhood and the hotel is tucked away on a quiet street. You can notice that all the shops including the hotel have grills and do business from behind the grill. Even shops during day time don't let people walk in. I found this funny and a bit concerning about the neighborhood. I walked there a few times during the day and night and didn't feel threatened or unsafe but I tried to make my walks quick. If you stay low-key and make your way quickly to the hotel, I can see how this neighborhood can be very safe. At the same time, if you are toying with your iPad on the street or flashing something expensive, I can imagine how you can draw all the attention to you. Don't do that and you'll be fine here.In the night, Mexican families would pull in and check in to the hotel. They were too noisy. One family, I think, even had a cat that was meowing away the whole time! I couldn't sleep well.Aldo, the guy who works there was very informative. The breakfast leaves a lot to be desired but there is a mall with a food court within 6-8 min walk. They have a Soriana supermarket too.I would stay here if you have a layover or a flight to catch but not as an extended stay for the entire vacation time.

Good value and services, friendly staff
The value for money here is excellent compared to most other hotels in Cancun. Clean room, good TV and air con, and decent wifi. The staff are friendly and helpful. The food at the restaurant is also pretty damn good.

 Great!
This was a clean, air conditioned little hotel in downtown Cancun. After a week in Puerto Morelos with no A/C and no pool, this was a nice breath of semi-luxury. If you are looking for parties, beach resorts, and lots of tourists this hotel is not for you! On the other hand, if you are looking for a cheaper, low-key hotel where you can interact with locals, and take local buses [to go on adventures out-of-town], or as a place to stay before you fly out, this is a nice choice.

Excelente Service, good amenities, but location is not the best!
We went to Cancun for the first time and we followed the start rating for this 3 start hotel. It was a quick trip with many activities planned and we knew we were not going to be at the hotel much, so we decided to stay here. The staff is very friendly, helpful and efficient. The amenities of the hotel are efficient, and with a good level of care. The only problem is the location. It is located close to downtown and the area is quite scary, specially if you are not an adventurous type of person. If you like to interact with locals, this is your kind of hotel. For those adventurous people that like to travel by local bus, the bus stop is just two blocks away and you can be in the upscale hotel area in less than 20 minutes. If you are traveling to Cancun and you have full days planned for your trip, this is a great little place to stay and save some money, but if you want to be at the beach, pool, relax and sleep... I won't choose this hotel.Next visit to Cancun may be in Isla Mujeres since has the beauty of the Caribbean, but not the craziness of the upscale hotel area.

Very nice place where to stay
It was very cheap and the hotel was clean and the room very nice, clan, big and comfortable! It also have a swimming pool! The only bad issue is about the location: the hotel is not in the very center of Cancun and there were no attractions/restaurants around.

 okay at best
clean ~yes, looks alright at best. bars on front reception area and bars on all the houses and buildings in the surrounding area. not good if you want to feel safe outside and are planning on walking around at night because you will either have to have your own vehicle or pay for a taxi to take you somewhere. there are no restaurants or other nice sites to see anywhere close. no hot water in the shower, mild temperature at best. stayed there 2 nights out of the 7 we booked and got a different hotel. they did not refund any money. I am not that picky but for a vacation this hotel stinks. Spend the extra $50 to get a better hotel in a nicer area.

Excellent price, fine hotel, safe neighborhood
You can't beat this hotel for the price, you certainly can't get a room like this in the US for what they charge. Check in was quick and easy, the front desk staff is bilingual. I had a rental car and parked it in the inside gated parking (they have a video monitor at the front desk to let you in when you drive up) It was no problem driving from the airport and finding the place, I have no idea why some people report taxi drivers can't find it. The room was nice, the bed was comfortable and the pillows were comfortable as well. There was no smell from the bathroom. The hot water was not as hot as I would have liked, but I would assume a room closer to the hot water heaters would have been warmer, I had 203, but if I had 210, right above the heaters I am sure I could have taken steam baths. The wifi was great for the first few days, but there were some intermittent network problems, but I think it was the ISP as I talked to the neighbors across the street and they were having problems too. It did clear up on Monday after being sporadic over the weekend. I used the restaurant for breakfast and a mid day snack and it was reasonable priced and surprisingly very good. It is close to the office of my firm, and centrally located next to shopping and stores. You can certainly walk around in this neighborhood at night. It is in a middle class Mexican residential neighborhood. The room was very clean, the maid service was excellent, the toiletries (soap, shampoo, lotion, tissues, toothbrush and toothpaste) were good and replaced as used, and the bottled water was replenished each day and unlike some hotels there is not a fee for drinking the bottle of water. Good substantial towels are in the bathroom. The closet is large and perfect for storing bags, there are not too many hangers so you may have to double up some garments, but that proved no problem. There is a laundry a block away that will wash dry and fold for 10 pesos per kg. (The hotel may offer laundry as well I didn't ask.)

 Hacienda horrenda
Actually, this hotel looked very nice in spite of the neighborhood. Lounging by the pool was nice and we enjoyed the restaurant. Unfortunately, our room smelled. First we noticed heavy mold smell and then we opened the bathroom door and is smelled like the sewer pipe was outletting through the drain in the shower. Discovered it was a bit better when we shut the bathroom window. We walked around during the day and felt relatively safe. Unfortunately, the sound carries right through the door and a couple of visitors decided to have a wild fight in the middle of the night that woke us up and kept us up for quite some time. In spite of all that, I would have given this hotel a rating of 3-1/2 except for something we discovered that we aren't allowed to put in print.
